# Real Estate

## Property Vetting

At Liquid Estate, we're building the most trusted gateway to real-world real estate investing — and that starts with **rigorous property vetting**.

We’ve developed an **in-house rating system** to evaluate every property before it’s ever considered for tokenization. This system ensures each listing meets strict standards across categories like **yield, location quality, tenant profile, financing terms, legal clarity, and long-term upside**.

**Important:** Properties with low scores are automatically disqualified. We’re committed to **quality over quantity**, protecting our users from high-risk, low-performing assets. While our full rating framework is currently in development, it will be made **fully transparent** and publicly accessible — so you can see exactly why a property made the cut.

We do the heavy lifting — so you don’t have to. From scouting and negotiation to due diligence and management, we handle the **entire off-chain process**. You invest with a few clicks — and we make sure the real-world work gets done.

## Location Strategy

Our journey begins in **Germany’s Rhine-Ruhr area**, one of the **most dynamic real estate markets in Europe**.

Why here?

* **Densely Populated**: With over 10 million residents, it's Germany’s largest urban region — ensuring strong rental demand.
* **Affordable Entry**: Compared to Berlin or Munich, property prices are still attractive, offering higher yield potential.
* **Excellent Infrastructure**: The region boasts world-class public transit and connectivity, which supports long-term appreciation.
* **Economic Backbone**: Home to many of Germany’s top industrial and tech companies, ensuring a strong and stable job market.
* **Urban Transformation**: Former industrial hubs like Essen and Duisburg are undergoing massive revitalization — turning into modern, green, and investable cities.

We’re bullish on the Rhine-Ruhr — and it’s just the beginning. As the platform grows, we’ll expand into other high-opportunity regions across Europe and beyond.
